Offset vs mortgage: what actually moves your net worth
Aussies love an offset account. Fair enough. Interest saved is real money.
Here is the part people mix up: moving cash into your offset does not always change your net worth the way it feels.
The simple maths
Net worth is assets minus debts.
Your offset balance is an asset (cash you own).
Your mortgage balance is a debt.
If you move $10,000 from a spending account into your offset:
- cash asset: still $10,000 (just in a different bucket)
- mortgage debt: unchanged that day
- net worth: unchanged that day
What did change is interest. Less interest means more of your future repayments hit principal, or more cash stays in your pocket. The win shows up over time, not in a magic overnight jump.
What does move net worth today
These move the scoreboard immediately:
- Earning and saving more cash
- Paying down principal (or debts like cards)
- Investment gains or losses
- Property value changes (estimates)
- New borrowing
Parking money in offset is mostly a interest and discipline move. Still excellent. Just do not expect the net worth chart to spike the afternoon you transfer.
Why tracking both lines matters
If you only watch the mortgage balance, you miss the cash sitting in offset.
If you only watch the offset, you miss the debt.
A clean ledger shows:
- Offset: $X
- Mortgage: $Y
- Equity-ish view: property estimate minus mortgage, plus other assets, minus other debts
Then you can see whether you are actually getting ahead, or just shuffling buckets.
A practical monthly check
Once a month:
- Update offset balance.
- Update mortgage balance.
- Update any redraw or other home loan bits if you have them.
- Look at the gap between property estimate and mortgage, and at total net worth.
If the chart barely moved, that can still be fine. Interest saved and principal grind are quiet. The point is you are looking at both sides, not just the mortgage app.
